At Tantum we bring real estate development and construction together so that we can see each project through from end to end: from spotting the opportunity, the architectural design and the capital structure, to running the site, quality control and the final sale.

Our strategic construction partner is Tantum Real Estate (TRES); we run the building work jointly with them.

Depending on what a project needs, we can act as developers, investors, advisors or specialist service providers, in sectors ranging from hotels and hospitality to residential, education and industrial.

We are based in Mexico City, and from there we run projects across the country.

He sees architecture as a discipline in the service of human development, attentive to the real needs of the people who inhabit each space.

With more than 25 years of experience, Juan has built a rounded career in architecture and project development, spanning housing, hospitality, infrastructure, education, offices and urban planning. His career includes work with firms such as IDOM and Constructora Quintana y Asociados, as well as more than a decade alongside the architect Miguel Ángel Aragonés on landmark projects including Hotel Mar Adentro, Casa Cubos and Casa PI.

Juan holds an architecture degree from UPAEP and a specialisation in interior design from Universidad Anáhuac del Sur, along with a studio residency in Barcelona recognised by the Fundación Politécnica de Cataluña. Since 2021 he has been Director of Projects at TRES, where he leads master plan projects in collaboration with EDSA, as well as housing and hospitality developments, bringing together design, engineering coordination and construction management.

His career has been forged on site, which has given him a deep command of the construction process at every stage.

With close to 30 years of experience, Gerardo has specialised in construction management, supervision and direction, with a deep knowledge of the building process and its end-to-end management. His experience covers residential, hospitality, commercial and special-use projects, as well as permits, official procedures and financing, bringing together the technical, regulatory and financial sides of each development.

He graduated in civil engineering from Universidad Iberoamericana. Over his career he has worked on large-scale projects as well as high-end residential developments, vertical and horizontal housing schemes, medical office buildings and retail spaces. Since 2022 he has been Director of Construction at TANTUM, where he leads delivery and supervision of projects in Mexico City and across the country, building on his earlier career at Grupo Cierzo.

One counterpart across all four stages

Every project starts by understanding in depth what the people who will live in or use the building actually need. We then look at the goals and incentives of everyone involved, clients, partners and investors alike, so we can design and deliver a proposition that works for all of them.

Concept and master plan

We are involved from the outset: validating the opportunity, shaping the concept and the master plan, including the architectural brief and the coordination of architecture and engineering firms for the construction documents.

Compliance and permits

We make sure every document is legally sound and handle all the permits and licences end to end. We run due diligence, market studies and feasibility analysis from the earliest stages, so the ground is solid before any money is committed.

Financial structuring and planning

We help design the investment vehicle, structure the capital between debt and equity, secure funding and bring partners and co-investors together. We model the project's returns so that every financial decision is aligned with the profitability targets from day one.

Delivery and handover

We are the link between the project and its construction. We coordinate and supervise the building work with specialist contractors, managing the budget, the programme and the quality standards.
